INTRODUCTION <br /> Our office has been retained by Chase and Floyd Due to perform <br />} a soil suitability study for their property located at 15773 E Lone <br /> Tree Rd, Escalon, California (APN 203--120-07 and 08 ) . The purpose <br /> of this study is to determine the suitability of the property for <br /> septic tank usage in light of the proposed development. This study <br /> was performed according to the requirements of Section 9-1105 . 2 (d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> t <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> a square shaped 160 acre parcel . It is proposed to split the <br /> property into 4 - 40 acre parcels (Parcels 1, 2, 3 , and 4, see the <br /> attached tentative parcel map, Plate No. 1) . The proposed Parcel <br /> 1 currently has a residence on it. The remaining 3 parcels will <br /> each have a potential future homesite located along the eastern <br /> edge. <br /> III . PRESENT AND 'PAST USE OF THE- SITE <br /> The subject - property is currently used for general <br /> agricultural use. Part of the property has recently been planted <br /> in an orchard with a vineyard and row crops taking up the remaining <br /> property. , Past use of the property consist' fo row crops for the <br /> last 40+ years. <br /> r <br /> i � <br />
