(2) Parcels 5 and 6 shall have a minimum lot width of 150 feet. (Development Title Section 9- <br /> 610.4) <br /> (3) Parcels 2 and 4 shall have a minimum lot area of 40 gross acres. (Development Title Section <br /> 9-610.2) <br /> (4) Parcels 5 and 6 shall be between two (2) net acres and five (5) gross acres in size. <br /> (Development Title Section 9-610.3[b]) <br /> e. ACCESS: The following access requirements apply and shall be shown on the Final Map. <br /> (1) A proposed 25-foot wide private easement, along the southern property line of Parcel 3, for <br /> access to Parcel 2, shall be shown on the Final Map (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A- At the time of development of Parcel 2, the entire length of the private right-of-way for <br /> Parcel 2, shall be constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3 DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. A Final Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Final Map. (Development Title Sections 9-910.20) <br /> c. Drainage from the improved portion of Parcel 5 and Parcel 6 shall be retained on the site by a <br /> retention basin (18-inch maximum depth). Drainage for each pond shall be calculated by a <br /> registered civil engineer, an architect, or a licensed contractor prior to issuance of building permits. <br /> (Development Title Section 9-1135.9) <br /> d. This subdivision is approved for recording as a single unit. Phasing is not approved- <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 4. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a The Surface and Subsurface Contamination Report dated May 2002 was deemed incomplete. <br /> Prior to Parcel Map/Final Map approval, an addendum addressing any changes to the property from <br /> May 2002 to the present shall be submitted to and approved by Environmental Health. <br /> Conditions of Approval - 2 - PA-0600011 <br />
