CONDITIONS OF APPROVAL <br /> SA-97-54 <br /> Larson <br /> Site Approval Application No. SA-97-54 was approved by the San Joaquin County Community <br /> Development Department on December 8, 1997. The effective date of approval is December 18, <br /> 1997. This approval will expire on June 19, 1999, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a truck trailer repair facility to include 7840- <br /> square-foot shop building, modular office, caretaker mobile home, and outdoor storage <br /> of empty trailers as shown on the Plan submitted November 21, 1997. All trailer repairs <br /> shall be conducted entirely within enclosed buildings; no outdoor operations except <br /> trailer storage is permitted. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile parking spaces and all major circulation drive lanes (automobile <br /> and truck) shall be surfaced and permanently maintain with a minimum of two <br /> inches of asphalt concrete over an appropriate base. Bumper guards shall be <br /> provided where ncessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained with a chip seal. Aggregate base may be used for trailer storage <br /> areas. (Development Title Section 9-505.7(f]) <br /> (2) A minimum of 8 parking spaces shall be provided, including 1 accessible <br /> spaces. One space is required for every 1,000 feet of building area. <br /> (Development Title Section 9-1015.3) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> Conditions of Approval - 1 - SA-97-54 <br />
