(DISTRICT 5). <br /> APPLICANT: Sidney Larson APN: 241-410-03 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Madruga Road has a variable existing right-of-way width of 50t feet and a planned right-of-way <br /> width of the same. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> The driveway approach for the access road shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy <br /> permit. (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $598.00 per <br /> 1,000 gross square foot of building as manufacturing in the Manteca area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 4. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10-207, San Joaquin <br /> Countv Standards F-1 a. F-I b and F-1 c and the Manteca-Lathrop Fire District prior to <br /> issuance of the occupancy permit. (Development Title Section 9-1150.15) <br /> 5. A copy of the Improvement Plan shall be submitted prior to release of building permit. <br /> 6.
