f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan.- <br /> (1) <br /> lan:(1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5(h[1])) <br /> (2) The parking lot shall be designed so that a vehicle within the parking area will not have to enter a <br /> public street to move from one location to any other location within the parking area. <br /> (Development Title Section 9-1015.5(h[2])) <br /> g. PARKING AISLES: The minimum dimensions for parking aisles (the space required for <br /> maneuvering vehicles within a parking lot)shall be as follows: <br /> (1) Two-way aisles used for vehicular traffic must have a minimum width of twenty-five (25) feet <br /> (Development Title Section 9-1015.5[1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northern <br /> zoning line of the Agriculture-Urban Reserve(AU-20)portion of APN 208-200-24,adjacent to the <br /> portion zoned Residential-Very Low Density(R-VL). (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings.(Development Title Section 1022.4[d][2]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 120, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings,parking, driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> Parking areas with more than twenty (20) stalls shall provide a minimum of five percent(5%) of <br /> landscaping within the perimeter of the parking area, not including landscaping along the street <br /> frontage.
