A minimum eighteen <br /> (18) inch wide paved strip shall be added to the adjacent parking stall to allow access to and <br /> from vehicles. <br /> (6) A five (5) foot planting strip is required in the parking lot along the northern AU-20 zoning line <br /> adjacent to the required masonry wall. (Development Title Section 9-1020.5[e]) <br /> k. SIGNS: The following sign regulationsshall apply and be shown on the Site Plan: <br /> (1) All portions of any sign shall be set back a minimum of five (5)feet from any future right-of-way <br /> line, including any corner cut-off(snipe).(Development Title Section 9-1710.2[g]) <br /> (2) The signage requirements for Produce Sales use type shall apply pursuant to Development Title <br /> Section 9-1710.4(h). <br /> I. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Building design shall be done by an architect or engineer. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24, and <br /> U.P.C. Section 4.13). <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24) <br /> B. Provide identification signs for the parking spaces, including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> C. Provide one (1) van parking space. <br /> D. The construction plans shall indicate a Class "C" listing for non-combustible roof <br /> covering. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam, 468-3000) <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$174.59 per daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 23, 1990. (Resolution R-00-433) <br /> b. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee <br /> is due and payable prior to the issuance of building permits. The fee currently is$434.00 per <br /> gross 1,000 square feet of building designated as Service Retail. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent.
