UP-01-06 OF RAYMUS <br /> DEVELOPMENT (C/O RAYMOND GREER CONSTRUCTION) <br /> (APN: 208-200-24 -110769 E STATE ROUTE 120, MANTECA) <br /> The applicant is proposing to construct a 6,000 square foot permanent agricultural store. <br /> (Use Type: Produce Sales: Agricultural Store, Large) The agricultural store shall utilize a <br /> maximum of 500 square feet of the total building for retail sales of sundries, <br /> pre-packaged food, bottled or canned beverages, freshly prepared foods, and fresh cut <br /> flowers. The store will operate seven (7) days a week and will employee two (2) full time <br /> workers. The applicants anticipate they will generate fifty (50) customers per day. <br /> The site is located on the north side of State Route 120, 800 feet east of Austin Road, <br /> east of Manteca. The parcel is zoned both Residential-Very Low Density (R-VL) and <br /> Agriculture-Urban Reserve (AU-20) with a General Plan designation of Residential-Very <br /> Low Density (R/VL) and General Commercial (C/G). The project is proposed in the area <br /> zoned AU-20 with a General Plan designation of C/G. The project is located within <br /> Manteca's Sphere of Influence. It has been confirmed by city staff that the city's <br /> General Plan designation for this parcel is also General Commercial. This project is <br /> tentatively scheduled to be heard by the Planning Commission on June 7, 2001. <br /> The Community Development Department has reviewed the Use Permit application and <br /> responses from other agencies and will be recommending that the Planning Commission <br /> approve the project subject to the following recommended Conditions of Approval: <br /> Use Permit Application No. UP-01-06 was approved by the Planning Commission on <br /> . The effective date of approval is . This approval will expire on , which is 18 months <br /> from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in <br /> force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits.
