(4) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. Parking areas with more than twenty (20) stalls shall <br /> provide a minimum of five percent (5%) of landscaping within the perimeter of <br /> the parking area, not including landscaping along the street frontage. One (1) <br /> tree shall be planted for every five (5) parking stalls, or portion thereof, and shall <br /> be evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.5[a],[b],[c]) <br /> (5) Planters which abut parking stalls shall be a minimum of five (5) feet wide. A <br /> minimum eighteen (18) inch wide paved strip shall be added to the adjacent <br /> parking stall to allow access to and from vehicles. <br /> (6) A five (5) foot planting strip is required in the parking lot along the northern AU- <br /> 20 zoning line adjacent to the required masonry wall. (Development Title <br /> Section 9-1020.5[e]) <br /> k. SIGNS: The following sign regulations shall apply and be shown on the Site Plan: <br /> (1) All portions of any sign shall be set back a minimum of five (5) feet from any <br /> future right-of-way line, including any corner cut-off (snipe). (Development Title <br /> Section 9-1710.2[g]) <br /> (2) The signage requirements for Produce Sales use type shall apply pursuant to <br /> Development Title Section 9-1710.4(h). <br /> I. UNIFORM BUILDING CODE: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) Building design shall be done by an architect or engineer. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24), and U.P.C. Section 4.13. <br /> (3) The Construction Site Plan shall indicate the following: <br /> (4) Provide parking for the physically disabled. The space shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24) <br /> (5) Provide identification signs for the parking spaces including the "tow away" <br /> sign at each entrance or visible from each space (C.C.R., Title 24) <br /> (6) Provide one (1) van parking space. <br /> (7) The construction plans shall indicate a Class "C" listing for non-combustible <br /> roof covering. <br /> JJ:vb <br /> U P0106 <br /> Attachments <br />
