This approval will expire on September 29, 2025, which is A8 menths 19 years from the initial effective date of approval (September 30, 2006), unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kada Kuhl, 468 3103 Stephanie Stowers [2091468-9653) a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT". The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on- site parking, landscaping, signs, existing and proposed utility services, and grading (refer-to-the "SITE PLAN CHECK LIST"for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is for a recreational vehicle storage facility consisting of six(6) buildings totaling 182,320 square feet and an 886 square foot office as shown on the Site Plan dated May 17, 2006. The building construction is to be phased as follows: (1) Phase I (permits shall be issued within 18 months of approval): A. Construction of Buildings A, B, C, and D for a total of 89,280 square feet B. Construction of an 886 square foot Office (2) Phase 2 (permits to be issued within 12 months of „ pletia^ of ,,GRStFUGt;9^ Of oh„s0 1 19 years from the effective date of approval): A. Expansion of Buildings A and D B. Construction of Buildings E and F C. (Totaling 93,040 square feet) (3) The use of this site is restricted to the dry storage of privately owned recreational vehicles pursuant to Ordinance No. 3934. (Use Type: Automobile Sales — Service/ Operable Vehicle Storage) c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee.
