The property formerly contained a Single Family Residential (SFR) structure with a septic <br /> system and domestic well. A wooden shed that appeared to be built (circa 1960's) when the <br /> residential structure was built, was located directly to the south. These structures were <br /> observed at the time I completed the Nitrate Loading and Soil Suitability Studies for this <br /> project. <br /> § 1.2 Description of proposed development is to construct the Manteca RV Storage Park, which <br /> is to be a recreational vehicle storage park facility whereby peo le can purchase their own <br /> condominium for RV storage. <br /> The Site Plan Map has been completed, and is found in Appendix A. A\illustrated on the <br /> Aerial Photograph Map also found in Appendix A, the subject prope is south of a <br /> residential neighborhood north of Highway 120 and is zoned Indus 'al-Warehouse. <br /> Therefore, the proposed land use conforms with zoning. Environmental conditions and <br /> operations that may take place on the property in the future must be in strict compliance with <br /> applicable Codes and Regulations. <br /> § 1.3 Parcel location map is found in Appendix A. / <br /> § 1.4 The Site Plan Map shows the location of all future items to be on the subject Parcel, j <br /> including the existing on-site domestic well. These include buildings, driveways and trees. <br /> There are no ponds, pools or waterways on the parcel and no natural drainage courses. <br /> Stormwater from the property will drain into a retention basin to be constructed at the south <br /> end of the property. <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past use of the property has been as agricultural production land as evidenced on the Soil <br /> Survey Map from the 1970's, found in Appendix C. Past agricultural activities may have / <br /> contributed nitrate to the underlying water aquifers. During the 1990's and 2000's, the <br /> property was used as an RV/Boat storage facility as evidenced by the EHD aerial photo <br /> found in Appendix A. Present and proposed uses have been defined. Present and future <br /> activities should not contribute to potential environmental problems. <br /> § 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES <br /> OF CONTAMINATION <br /> § 3.1 Discussion of the methods used to research and investigate the potential or known above- <br /> ground and below ground sources of contamination at the site include the following: / <br /> The first source of environmental information are the EHD Envisions Program Records. <br /> These documents provide all available public environmental information on leaking <br /> underground storage tanks and hazardous materials over-site surrounding the subject <br /> property. <br /> Page -3- <br /> Chesney Consulting <br />
