OC"NCITIONS CF aPF,;C`/AL <br /> UP-93-10 <br /> William Duncan <br /> Unless otherwise specified, all Ordinance Requirements and Conditions of approval must be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. A row of trees shall be planted along the north end of APN 241-410-04. The trees shall <br /> be planted south of the PG&E easement and west of the Sierra & San Francisco Power <br /> Company easement such that the trees will not encroach on those easements when <br /> mature. The trees shall be a tall variety spaced to touch at maturity. (Development Title <br /> Sections 9-1020.11 and 9-1022.4) <br /> b. Trash bins shall be kept in an enclosure with solid masonry walls on three sides and <br /> gated on the fourth side. (Development Title Section 9-1022.4) <br /> C. When APNs 241-410-04 and 241-410-22 are no longer under the same ownership, the <br /> owner of APN 241-410-22 (the smaller parcel) shall grant an easement for the purpose <br /> of storm drainage to the owner of APN 241-410-04 (the larger parcel). <br /> d. Four parking spaces are required, including one space for the physically handicapped. <br /> (Development Title Sections 9-1015.10 and 9-1015.3) <br /> e. The following Uniform Building Code and San Joaquin County Ordinance requirement will <br /> be applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements. (CCR, Title <br /> 24) <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The spaces shall be located <br /> as close as possible to the primary entrance. (CCR, Title 24) <br /> B. Provide identification signs for the parking spaces, including the 'tow <br /> away" sign, at each entrance or visible from each space. (CCR, Title 24) <br /> C.
