• 2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into a 2.27-acre homesite ; <br /> parcel, a 15.65-acre parcel, and a designated remainder (Plate 3). Ms. Silva <br /> indicated that no changes to the use of the Site are planned. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately 75 feet above mean sea level. Two structures are <br /> depicted at the southwest corner of the Site. This map is included as Plate 4 in <br /> Appendix 1. <br /> • 3.0 HISTORICAL RESEARCH <br /> 3.1Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated <br /> October 1998, November 2000, May 2004, and June 2014, were obtained from <br /> the San Joaquin County District Viewer. <br /> In the 1937 photo, the Site is crossed by an irrigation canal. The land north of <br /> the canal appears to be orchard, while that to the south appears to be vineyard. <br /> Four or more structures can be seen at the southwest corner of the Site. The <br /> surrounding properties appear to be irrigated pasture, vineyard, and orchards. <br /> Several building clusters are present on the surrounding properties. <br /> In the 1952 photo, the majority of the Site appears to be vineyard; orchard <br /> remains in a few small areas on the Site. <br /> In the 1963 photo, it appears that the majority of the Site has been replanted with <br /> vineyard; orchard remains in a few small areas. Most of the surrounding <br /> properties are now vineyards or orchards. <br /> • <br /> LOGE 1612 2 <br />
