• 2.1 Zoning
The San Joaquin County Community Development Department web site states
that the Site is zoned AG-40, general agriculture with a minimum parcel size of
40 acres. This zoning designation "is established to preserve agricultural lands
for the continuation of commercial agricultural enterprises."
2.2 Proposed Development
A minor subdivision is proposed to divide the Site into a 2.27-acre homesite ;
parcel, a 15.65-acre parcel, and a designated remainder (Plate 3). Ms. Silva
indicated that no changes to the use of the Site are planned.
2.3 Topography
A recent U.S. Geological Survey 7.5-minute topographic map was obtained from
the San Joaquin County District Viewer. In the map, the Site is depicted as flat
land located at approximately 75 feet above mean sea level. Two structures are
depicted at the southwest corner of the Site. This map is included as Plate 4 in
Appendix 1.
• 3.0 HISTORICAL RESEARCH
3.1Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin
County Surveyor's Office in Stockton, California. The available photographs
were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated
October 1998, November 2000, May 2004, and June 2014, were obtained from
the San Joaquin County District Viewer.
In the 1937 photo, the Site is crossed by an irrigation canal. The land north of
the canal appears to be orchard, while that to the south appears to be vineyard.
Four or more structures can be seen at the southwest corner of the Site. The
surrounding properties appear to be irrigated pasture, vineyard, and orchards.
Several building clusters are present on the surrounding properties.
In the 1952 photo, the majority of the Site appears to be vineyard; orchard
remains in a few small areas on the Site.
In the 1963 photo, it appears that the majority of the Site has been replanted with
vineyard; orchard remains in a few small areas. Most of the surrounding
properties are now vineyards or orchards.
•
LOGE 1612 2
