(1) Fire flow will be provided for proposed buildings by the use of <br /> A. Public water mains(Appendix III-A of the Uniform Fire Code). <br /> B. Static Water Supply(NFPA 1231 of the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) A Knox box(key box)shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1, <br /> Volume 2. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact:Gabriel Karam,468-3000) <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently a$1,097 per 1,000 gross square feet of <br /> building designated as Service Commercial in the Escalon area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution R-96-592) <br /> b. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> c. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> d. The applicant shall construct a left-turn lane on State Route 120 to access the site. The left turn :ar <br /> �. shall be designed by a Registered Civil Engineer. Furthermore,the design shall incorporate Median <br /> Deceleration plus Storage,including a transition taper. The design speed shall be used. <br /> e. The applicant shall construct an acceleration lane for right-turn movements out of the driveway onto <br /> westbound State Route 120. The right-turn acceleration lane shall be designed by a Registered Civil <br /> Engineer. <br /> f. The applicant shall construct two exit lanes in the driveway—one lane for left tums,and one lane for <br /> right turns. The driveway design will maximize exit flow efficiency by allowing for full utilization of the <br /> right-turn acceleration lane. <br /> g. The driveway shall have a right-turn radius large enough to permit free-flow entry by westbound <br /> right-turn vehicles. Plans shall be submitted to the Departmentof Public Works for review of all <br /> proposed road work. <br /> h. The applicant shall comply with all other mitigation measures identified in the Traffic Study prepared <br /> by Dowling Associates dated May 2001. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact: Larry Godinho,468-0330) <br /> a. A soil suitability study/nitrate loading study which indicates that the area is suitable for septic tank <br /> usage must be performed prior to issuance of building permits(Development Title Section 9- <br /> 1105.2[d]).
