f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement J <br /> concrete to provide a durable, dust-free surface. The Phase II parking area shall be surfaced <br /> and permanently maintained with base material of appropriate depth and chip seal to provide a <br /> durable, dust-free surface. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of 45 parking spaces shall be provided for Phase I, including two accessible <br /> spaces, one of which shall be van accessible. The Phase II parking area shall be utilized for <br /> overflow parking as needed. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g]14]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are scheduled to be developed during Phase II shall be barricaded <br /> from traffic and kept mowed and dust free. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Nine trees shall be planted and evenly spaced throughout the parking lot <br /> (3) A ten-foot-wide landscaped strip shall be installed between the Phase II parking area and State <br /> Route 120. (DevelopmentTitle Section 9-1020.5) <br /> i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use of the metal building under construction will change the occupancy from a <br /> U-3 occupancy to an A-3 occupancy (U.B.C. Section 3405). The structure must be brought <br /> into compliance with all current code provisions including structural, plumbing, mechanical, <br /> electrical, energy, and disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). <br /> (3) Specify use of the dwelling and obtain a building permit for improvements under construction. <br /> Condition 1.i.(1)shall also apply as a change of occupancy if the structure is not to be remodeled <br /> as a dwelling. <br /> j. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit <br /> Conditions of Approval -2 - UP-00-22 <br />
