e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> 2) A minimum of 162 parking spaces shall be provided, including six accessible <br /> spaces, one of which shall be van accessible. (Nine spaces are required for <br /> every acre.) (Development Title Section 9-1015.3) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) Areas of the property which are scheduled to be developed during Phase II <br /> shall be barricaded from traffic and kept mowed and dust free. <br /> 2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. 32 trees shall be planted, <br /> evenly spaced throughout the parking lot. <br /> 3) A ten foot wide landscaped strip shall be installed between the Phase II parking <br /> area and State Route 120. (Development Title Section 9-1020.5) <br /> h. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) The proposed use of the metal building under construction will change the <br /> occupancy from a U-3 occupancy to an A-3 occupancy (U.B.C. Section 3405). <br /> The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled <br /> access requirements. <br /> 2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24). <br />
