CONDITIONS OF APPROVAL <br /> MS-95-7 <br /> Nels B. & Lois C. Fransen <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. All parcels shall have a minimum lot width of 150 feet, measured at the front yard setback <br /> line. (Development Title Section 9-310.4) <br /> b. DEPARTMENT OF PARKS AND RECREATION: (Staff Contact: Jeff Smith, 953-8800) <br /> a. Due to the relative small size, less than fifty (50) parcels, the San Joaquin County <br /> Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> development as a requirement for approval of the Parcel Map. (Development Title Section <br /> 9-1230.8) <br /> 5. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> NOTE.
