(DISTRICT 4) . <br /> APPLICANT: Nels and Lois Fransen APN: 085-110-83 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin County <br /> and City of Stockton Flood Insurance Studies, which delineates flood risks, <br /> floodplains , and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, <br /> Region IX, Building 105 , Presidio of San Francisco, California 94219, <br /> telephone (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the Department <br /> of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will <br /> be updated when the reevaluation process is completed. <br /> Oakwilde Avenue has an existing right-of-way width of 45 feet and a planned <br /> right-of-way width of 50 feet . <br /> RECOMMENDATIONS : <br /> 1 . A Parcel Map is required. (Development Title Section 9-915 . 2) The <br /> 2 . The Traffic Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit <br /> application. (The fee currently is $1, 991 per single-family dwelling <br /> unit in the Stockton area.
