INTRODUCTION <br /> Our office has been retained by Lois and Niels Fransen to <br /> perform a soil suitability study for their property located at 9458 <br /> N Oakwild, Stockton, California (APN 005-110-03 ) . The purpose of <br /> this study is to determine the suitability of the property for <br /> septic tank usage in light of the proposed development. This study <br /> was performed according to the requirements of Section 9-1105 . 2 (d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned RR, <br /> for rural residential . The subject property consist of a <br /> rectangular shaped 4 acre parcel located on 9458 N oakwild, <br /> Stockton, California. It is proposed to divide the property into <br /> 2 - 2 acre parcels (parcels 1 and 2 , see the attached Parcel Map, <br /> Plate No . 1) . There are no existing structures on the property. <br /> There are presently no plans to build on the site, but according to <br /> the owner potential future homesites would be located on the west <br /> ends of parcels, with an approximate 200 foot set back from oakwild <br /> Ave . <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The entire site has been a vacant lot since 1985 . Previously, <br /> the land was occupied by a walnut orchard which stood in the field <br /> -ince the 1940 's. <br />
