INTRODUCTION <br /> Our office was contracted by Mr. Robert Weststeyn to conduct a soil suitability/nitrate <br /> loading study for a proposed lot line adjustment involving approximately 77 acres and eight (8) <br /> parcels located along West Olive Avenue, Ripon,California(Plate 1). The assessors parcel <br /> numbers for the project site are APN 243-280-08 & 09. The corresponding addresses are 23131 <br /> and 23423 South Olive Avenue. The Lot Line Number for San Joaquin County is LA-01-77. <br /> _ The soil suitability/nitrate loading study was conducted to determine whether the soils are <br /> suitable for the use of a septic system and to estimate whether the proposed project will impact <br /> ground-water quality. The study was performed according to the requirements of Section 9- <br /> 1105.2(d) of the San Joaquin County Development. Major elements of the field work included <br /> nine(9) soil borings and eight (8) in-situ percolation tests,required by San Joaquin County <br /> Public Health Services for approval of the lot line adjustment. <br /> In addition to conducting the field work, a review of published soil information, geologic <br /> maps, and available ground water information was reviewed to determine the suitability of soils. <br /> Due to the County's concern of nitrate contamination in the shallow ground water in the area, a <br /> nitrate loading balance was a requirement for project approval. The nitrate loading study was <br /> conducted to estimate the potential impact of leaching nitrates from the septic system into ground <br /> water. This report presents the results of our study. <br /> H. PROPOSED DEVELOPMENT <br /> The proposed project will consist of a lot line adjustment involving eight(8)parcels. <br /> The proposed lot line adjustment will adjust seven (7)parcels to between 2.17 to 2.5 acres in size <br /> and adjust one(1) parcel to 61 acres in size.
