The information regarding the size and layout of the parcels was provide to <br /> our office by Quartaroli & Associates, Inc. <br /> The parcels are planned to be developed into residential property. Each parcel will utilize <br /> a septic system and water well. Parcel no. 6 has an existing agricultural well. Agriculture will <br /> continue on the remainder of the land. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The Weststeyn family has owned property since about 1963. The site is presently an <br /> almond orchard. <br /> The site is designated by San Joaquin County Community Development a general <br /> agricultural 40 acre zone(AG40). The General Agriculture(AG)Zone is established to preserve <br /> agricultural lands for the continuation of commercial agricultural enterprises. <br /> This zone is intended to implement the General Agriculture land use category of the <br /> General Plan. SURROUNDING USAGE <br /> The site is bounded by Olive Avenue to the east, and orchard property in all other <br /> _ directions. The septic system density was counted in a 1 mile square area centered over the site. <br /> A 1993 United States Geologic Survey(USGS) air photo and a 1989 USGS topographic map <br /> obtained from terraserver(www.teffaserver.microsoft.com)was utilized for the survey. The <br /> count indicated about 26 homes or building clusters exist within one square mile(radius) around <br /> the center of the site. It is estimated that the septic system density is approximately 26 per square <br /> mile. <br /> The following interviews were conducted with available persons who live or work near <br /> the subject property and/or have knowledge of septic system and water well performance.
