All public improvements required by San Joaquin County shall be in conformance with the current <br /> San Joaquin County Department of Public Works Improvement Standards and Specifications. All <br /> improvement plans and specifications shall include grading plans for each individual lot, if <br /> applicable. <br /> b. Any traffic signs and markings shall conform to the latest edition of the Manual on Uniform Traffic <br /> Control Devices(MUTCD), and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> c. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided as required by the public utility companies. (Development Title <br /> Section 9-1155.2) <br /> d. All easements of record shall be shown on the Final Map. (Development Title Section 9-910.20) <br /> e. A proposed private access and utility easement across Parcels 5 and 6 shall be provided for the <br /> benefit of Parcels 4, 5 and 6. The required easement shall be shown on the Final Map and shall be <br /> noticed on a recorded Notice of Major Subdivision Restriction. The Notice shall read as follows: <br /> i) We also hereby make an irrevocable offer to provide a private access and utility easement <br /> across Parcels 5 and 6 for the benefit of Parcels 4, 5 and 6 upon conveyance of any of the <br /> parcels to another party. <br /> f. A proposed utility easement across Parcel 5 shall be provided for the benefit of Parcel 6. The <br /> required easement shall be shown on the Final Map and shall be noticed on a recorded Notice of <br /> Major Subdivision Restriction. The Notice shall read as follows: <br /> i) We also hereby make an irrevocable offer to provide a private utility easement across Parcels 5 <br /> for the benefit of Parcel 6 upon conveyance of any of the parcels to another party. <br /> g. A proposed storm drain easement across Parcels 3, 4 and 5 shall be provided for the benefit of <br /> Parcels 4, 5 and 6. The required easement shall be shown on the Final Map and shall be noticed <br /> on a recorded Notice of Major Subdivision Restriction. The Notice shall read as follows: <br /> i) We also hereby make an irrevocable offer to provide a private storm drain easement across <br /> Parcels 3, 4 and 5 for the benefit of Parcels 4, 5 and 6 upon conveyance of any of the parcels to <br /> another party. <br /> h. A proposed parking easement across Parcels 5 and 6 shall be provided for the benefit of Parcels 4, <br /> 5 and 6. The required easement shall be shown on the Final Map and shall be noticed on a <br /> recorded Notice of Major Subdivision Restriction. The Notice shall read as follows: <br /> i)We also hereby make an irrevocable offer to provide a parking easement across Parcels 5 and 6 <br /> for the benefit of Parcels 4, 5 and 6 upon conveyance of any of the parcels to another party. <br /> i. Prior to the issuance of a building permit on parcels 4, 5, or 6, the private access roadway from <br /> Church Street shall be constructed in conformance with fire road standards.
