Scannavino Property Page 14 of 16
Our Project Number: LES080581
November 2S, 2008
4.0 EVALUATION OF IDENTIFIED CONTAMINATION SOURCES
Agricultural chemical residues may remain on the property. No evidence was found, however,
to indicate that the chemicals were applied inappropriately.
",Two contain rs of fluid were observed near the well. If water wells are not properly operated
,-and m coed, they can serve as contamination conduits to groundwater. Septic systems may
be used for inappropriate disposal of hazardous substances. In this case, there is no evidence
to suggest that wells or septic systems may be contaminant pathways on the subject property
or vicinity; however, all containers of fluids should be removed and no longer stored near the
wells.
BecaJee no staining tNas observed in the vicinity of the transformers, the transformers are not
consYlexe arrvironmental threat to the subject property at this time. Should the property
owners or the EHD be concerned about PCB contamination from the transformers, PG&E should
be contacted to test, retrofit, or replace the transformer.
Lead-based paints and asbestos-containing materials are not considered environmental issues
unless the structure is planned for demolition or renovation.
A monitoring well (MW-2) is located on the subject property to measure Cherokee Freight Lines
effluent waste water applications to the property. According to the urrent report
availablethe,,time of the file review, nitrate as N was detected at 24.7 mg/I, w II above the
MCL of 10 g/ml. )
Surrounding properties to the north, south and east of the property are also used as a land
application area for CFL. Two additional monitoring wells are located on the east and south
adjacent properties. MW-1 which is located on the adjacent property east of the subject
property exceeded the allowable limits of nitrate as N.
The address of 5279 N. Cherokee Lane, located within one-quarter mile of the subject property,
was identified on the LOP/Non LOP and EHD Site Mitigation lists; however, the file for this case
could not be found for review. Nothing is known at this time regarding the nature of
contamination at this facility, and it is possible that the subject property could be affected.
5.0 CONCLUSIONS AND RECOMMENDATIONS
Given the historical uses of agricultural chemicals on the subject property, and discharge of
effluent water to the subject property, meaningful conclusions regarding the presence or extent
of various constituents cannot be determined without soil sampling and analysis. Such
sampling and analysis is especially warranted in the conversion of the land into residential use.
Should future residents of the subject property be interested in determining the quality of their
drinking water, EHD should be contacted for direction regarding the potential for impacts to
groundwater from the agricultural history and effluent discharge to the property and vicinity.
Water containing nitrate above the MCL should not be used for drinking water purposes.
902 Industrial Way•Lodi,CA 95240•209.367.3701 •Fax 209.369.4228 02008 Neil O.Anderson&Associales,Inc.
