PALM AVENUE, <br /> MANTECA) <br /> This project is a Use Permit Application to establish the General Industrial — Limited and General <br /> Industrial — Intermediate use types in existing and proposed buildings. There are six existing <br /> buildings totaling 113,848 square feet. There are five proposed buildings totaling 319,219 square <br /> (Use types: General Industrial — Limited and General Industrial — Intermediate). <br /> The General Plan designation is Limited Industrial (I/L). The project area is zoned Warehouse (I-W). <br /> The project is located on the north side of Palm Avenue, 2,900 feet east of Austin Road, west of <br /> Ripon. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Background <br /> In 1999 the parcel was the subject of a General Plan Amendment that changed the parcel from <br /> General Agriculture (A/G) to Limited Industrial (I/L). <br /> In 1999 the parcel was the subject of a Zone Reclassification that changed the parcel from <br /> General Agriculture (AG-40) to Limited Industrial (I-W). <br /> In 1999 a Site Approval went to Development Committee and was withdrawn for a cow hide <br /> storage facility; strawberry plant storage, truck parking; warehousing; personal storage; stable; <br /> hay barn; and residence. <br /> In 2000 a Site Approval, SA-00-39, was approved for the parking of 14 trucks for a drywall <br /> business; sorting and cold storage of strawberry plants; and three warehouse buildings. <br /> I <br />
