In 2002 a Lot Line Adjustment was started to meet the conditions of approval for SA-00-39. The <br /> Lot Line Adjustment expired but a voluntary merger was done in 2004 to meet the condition. <br /> In 2004 a Site Approval was approved to expand the existing warehouse use with 319,219 square <br /> feet of buildings for Wholesaling and Distribution — Light uses. <br /> Tenant Improvements <br /> Tenant improvements will be required to change the occupancy for that portion of the facility <br /> being occupied with the new use. A Building Permit application will be required for any tenant <br /> improvements. Prior to issuance of a Business License for any new uses all tenant improvements <br /> will have to be completed. <br /> Parking <br /> Phase One will use the existing one hundred thirty-one (131) automotive and fourteen (14) truck <br /> parking spaces for the approved uses. Phases Two, Three, and Four the developer will submit <br /> an Improvement Plan that shows the minimum number of parking spaces required for the phase. <br /> The Improvement Plan must include the surface material and design of maneuvering lanes(s). <br /> Landscaping <br /> The project will use existing landscaping for Phase One. For Phases Two, Three, and Four there <br /> are requirements for landscaping for parking areas, and areas along the right-of-way. The <br /> Improvement Plan for the project needs to include landscaping detail for the following items: <br /> 1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width <br /> of Palm Avenue, shall be installed from the west property line to the existing pavement <br /> (approximately 520 feet). <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. <br /> 3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> 4) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. The landscaping requirement does not apply if fewer than <br /> twenty (20) parking spaces are provided. One tree shall be required for each five (5) <br /> parking stalls, or portion thereof, and shall be planted, evenly spaced throughout the <br /> parking lot. (Development Title Section 9-1020.5[b]) <br /> Use Permit Application No. PA-0800357 is tentatively scheduled to be heard before the Planning <br /> Commission on February 5, 2008. The Community Development Department has reviewed the <br /> project and responses from other agencies, and assuming any outstanding issues have been <br /> resolved, will be recommending that the Planning Commission approve the project subject to the <br /> following conditions: <br /> Use Permit Application No. PA-0800357 was approved by the Planning Commission on . <br /> The effective date of approval is . This approval will expire on , which is 18 months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been complied <br />
