4) Phase Four building permits to be issued within 120 montt s of the date of approval. <br /> Phase Four includes a proposed 81,500 square foot building to be used for any of the <br /> approved uses. <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of any <br /> building permits. (Development Title Section 9-1245.2) <br /> d) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Site Plan. Drainage calculations prepared by a registered civil <br /> engineer or architect shall be included. (Development Title Section 9-1135) A stormwater <br /> retention pond maintenance agreement and a declaration of intent to impose a perpetual <br /> nonexclusive stormwater easement shall be recorded as a separate instrument. <br /> f) PARKING: Phase One will use the one hundred thirty-one (131) existing automotive and <br /> fourteen (14) truck parking spaces. Phases Two through Four shall provide off-street parking <br /> that complies with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete, or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[e]) <br /> 2) For Phase Two, a minimum of one hundred seventy-eight (178) additional parking <br /> spaces shall be provided, including six (6) accessible spaces, which shall be van <br /> accessible. (Two (2) spaces are required for every 1,000 feet of building area. 0.5 <br /> spaces are required for each employee.) (Development Title Section 9-1015.3) <br /> 3) For Phase Three, a minimum of three hundred five (305) additional parking spaces shall <br /> be provided, including eight (8) accessible spaces, which shall be van accessible. (Two <br /> (2) spaces are required for every 1,000 feet of building area. 0.5 spaces are required for <br /> each employee.) (Development Title Section 9-1015.3) <br /> 4) For Phase Four, a minimum of one hundred eighty-eight (188) additional parking spaces <br /> shall be provided, including six (6) accessible spaces, which shall be van accessible. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). (Two (2) spaces are required for every 1,000 feet of building area. 0.5 spaces <br /> are required for each employee.) (Development Title Section 9-1015.3) <br /> 5) All accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). <br /> g) LOADING: Loading spaces shall be provided as follows: <br /> 1) For Phase One, the two (2) existing loading spaces will be adequate. <br /> 2) For Phase Two, four additional (4) loading spaces shall be provided. <br /> 3) For Phase Three, six additional (6) loading spaces shall be provided. <br /> 4 <br />
