with, (2) all necessary building permits have been issued and r6main in force, and (3) all <br /> necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other <br /> ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Patrick Crosby, [209] 468-8597) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). Foundation and soils <br /> investigation shall be conducted in conformance with Chapter 18 of the California Building <br /> Code at the time of permit application. A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for adding General Industrial — Limited and Intermediate <br /> uses to the existing structures and allow for new General Industrial — Limited and <br /> Intermediate uses in four phases. This approval supersedes the conditions of approval for <br /> PA-0400523. (Use types: Wholesaling and Distribution — Light; General Industrial — Limited; <br /> and General Industrial - Intermediate). <br /> 1) Phase one would be adding the General Industrial - Limited and General Industrial — <br /> Intermediate uses to the Wholesaling and Distribution — Light use in the existing <br /> buildings. <br /> (a) Building A is an existing 44,000 square foot building. <br /> (b) Building B is an existing 7,348 square foot building. <br /> (c) Building C is an existing 3,000 square foot building. <br /> (d) Building D is an existing 4,100 square foot building. <br /> (e) Building E is an exiting 13,500 square foot building. <br /> (f) Building F is an existing 41,900 square foot building. <br /> (g) Building G is an existing 17,825 square foot building. <br /> (h) Building H is an existing 15,750 square foot building. <br /> 2) Phase Two building permits to be issued within 36 months of the date of approval. <br /> Phase Two includes a proposed 76,500 square foot building to be used for any of the <br /> approved uses. <br /> 3) Phase Three building permits to be issued within 72 months of the date of approval. <br /> Phase Three includes a proposed 127,644 square foot building to be used for any of the <br /> approved uses. <br /> 3 <br />
