4. Issuance of the permit will not be significantly detrimental to the public health,safety,or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts. The project is subject to the Development <br /> Title Noise Ordinance Section 9-1025.9 Stationary Noise Sources standards.The project <br /> site is buffered from surrounding uses by the vacant remainder portion of the subject <br /> parcel, adjacent roadways, and Paradise Cut. <br /> 5. The use is compatible with adjoining land uses. <br /> + This finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. The nearest residence is located over 1,100 feet <br /> away to the south of the project site. The parcels to the south, east and west are used for <br /> agriculture, The parcel is buffered from uses to the north by Paradise Cut, to the east by <br /> Paradise Avenue, to the south by the remaining vacant portion of the subject parcel and <br /> Delta Avenue,and to the west also by the remaining vacant portion of the subject parcel. <br /> San Joaquin County PA-1 100062/Pinto <br /> Community Development Page 7 <br />
