Recommendations <br /> Action - <br /> i <br /> It is recommended that.the Planning Commission: <br /> I- Approve the Negative Declaration;and , <br /> 2. Approve Site Approval No. PA-1100076 with .the Findings and Conditions of Approval <br /> contained in the Staff Report. <br /> Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> This Finding can be made because the establishment,maintenance and operation of a <br /> 17-acre outdoor sports club is consistent with the General Agriculture General Plan <br /> designation and may be conditionally permitted with an approved Site Approval <br /> application. There are no applicable Master Plans,Specific Plans,Special Purpose Plans,or <br /> any other applicable plans which are within the vicinity of this project. <br /> 2. Adequate utilities, roadway improvements, sanitation,water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This Finding can be made because adequate new improvements are required or <br /> recommended for this project. Projects in the-AG-40 zone may use a private septic system, <br /> an individual well, and on-site drainage.Adequate utilities, access roads,sanitation, <br /> drainage and other necessary facilities have been provided. Additionally,the applicant is <br /> able to reduce the number of required parking spaces pursuant to Development Title <br /> Section 94015.9 from 70 parking spaces to 21 parking spaces and use an alternative <br /> surfacing material. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This Finding can be made because the project is using a 17-acre portion of a 51.08-acre <br /> parcel and is of adequate size and shape to accommodate the proposed use.The Site Plan <br /> shows that there is sufficient area for parking and circulation,in compliance with <br /> Standards of the Development Title.
