Access <br /> Any new parcels being created by the Minor Subdivision must have access to either Paradise <br /> Avenue or Arbor Avenue. Based upon the information provided it appears that Parcel 1 and 5 will <br /> not have frontage along Paradise Avenue. It will be necessary to obtain an access easement to <br /> Parcel 1 and 5. <br /> Deeds <br /> The deeds submitted do not include a deed for Parcel 213-080-31828. Deeds for each parcel will <br /> need to be submitted with the full application. <br /> Financing Parcel <br /> The following Development Title requirements will apply to the financing parcel: (Development <br /> Title Section 9-610.3(b). <br /> (1) Neither the homesite parcel (Parcel 5) or the "Designated Remainder" parcel may <br /> be voluntarily transferred separately from the other parcel; however, if an <br /> institutional lender forecloses on either parcel, either parcel may be transferred <br /> separately in accordance with the power of sale provisions contained in the deed of <br /> trust. <br /> (2) Upon repayment of the loan, the owner of the homesite parcel shall merge the <br /> homesite parcel with the "Designated Remainder" parcel, as provided for in the <br /> Development Title, unless the owner of the homesite parcel acquired the homesite <br /> parcel through a foreclosure action, or unless the owner refinances the loan. <br /> (3) The "Designated Remainder" parcel shall remain a non-buildable site for primary <br /> dwelling units. <br /> (4) The above restrictions shall terminate if the subject property is reclassified to a <br /> non-agricultural zone or to an agricultural zone with a five (5) acre minimum. <br /> Animals <br /> Except for movement on and off the property, animals shall not be kept or maintained in coops, <br /> pens, corrals, or within barns or similar structures, closer than 40 feet from any rear or side <br /> property line. (Development Title Section 9-1045.3) <br /> Next Sten <br /> The following steps need to be completed if the applicants choose to proceed with the project: <br /> • Submit a merger application. <br /> • Submit a Lot Line Adjustment application. <br /> • Submit the remaining portion of the Minor Subdivision fee. <br /> • Submit a Tentative Map that �s revised according to the Development Committee memo. <br /> • Submit seven copies of the application. <br /> 2 <br />
