PA-0300314 OF DANIEL <br /> ROCHA (C/O RICHARD BISHOP) (APN: 213-080-28) (20599 S. PARADISE <br /> AVENUE, TRACY) <br /> The applicant has submitted a Minor Subdivision Pre-Application to subdivide three lots and <br /> move the lot lines of four parcels with a General Plan designation of A/G (General Agriculture) <br /> and Zoning of AG-40 (General Agriculture 40-acre minimum parcel size). Parcel 213-080-29, a <br /> nonconforming 32-acre parcel, is being adjusted to a 10-acre parcel. Parcel 213-080-27, a <br /> nonconforming 33—acre parcel, is being adjusted to a 10-acre parcel. Parcel 213-080-28, a <br /> nonconforming 2.72-acre parcel is being adjusted to 2.23-acres. The remaining 110-acre <br /> parcel as a result of the Lot Line Adjustment is being divided into a 63-acre parcel and a 41- <br /> acre parcel. A 5-acre homesite-financing parcel is also being created. <br /> The site is located near the northwest corner of Arbor Ave. and Paradise Ave., north of Tracy. <br /> The Community Development Department reviewed the pre-application for PA-0300314 and <br /> offers the following comments: <br /> Lot Line AdYstment and Minor SL1bdiVlSlOn <br /> A Minor Subdivision cannot involve more than four lots. The proposed application involves six lots. <br /> Therefore, the Lot Line Adjustment and the Minor Subdivision must be processed as separate <br /> applications. The Lot Line Adjustment should be completed before the Minor Subdivision is <br /> submitted. <br /> A Lot Line Adjustment may involve four contiguous lots owned by one owner. Based on the <br /> information submitted it appears that the Lot Line Adjustment will involve five lots. Before the Lot <br /> Line Adjustment can be submitted a merger should be completed to reduce the number of lots <br /> potentially involved in the Lot Line Adjustment to four. <br /> 1 <br />
