SA-01-87 OF TERRY REMITZ <br /> The applicant has submitted the above referenced Site Approval application for the expansion <br /> of existing farm machinery sales and agricultural feed and grain sales facility in three phases. The <br /> phasing will allow six structures to be phased over a 48-month period. The applicant proposes <br /> to expand the existing facility by: <br /> 1. Adding five acres to the site, expanding the storage area and display area. <br /> 2. The addition of two canopies totaling approximately 3,560 square feet. <br /> 3. The addition of three buildings totaling 10,750 square feet. <br /> 4. Additions to the existing shop totaling 1,200 square feet. <br /> 5. The addition of a wholesale nursery. <br /> Building "G" may not be approved because it does not appear to meet the criteria to be placed <br /> in any of the following use types.- <br /> Agricultural <br /> ypes:Agricultural Sales-, feed and grain. <br /> Equipment Sales and Repair farm machinery sales. <br /> Nursery Sales and Services-, wholesale nursery. <br /> The applicant is proposing to operate Monday through Saturday from 9:00 a.m. to 6:00 p.m. <br /> with eight employees. <br /> The property is located on the northeast corner of State Route 205 and Paradise Road, Tracy. <br /> The Community Development Department has reviewed the application and offers the <br /> following comments. <br /> Based upon the proposed expansion an additional 20 parking spaces will be required. Ten <br /> spaces shall be provided as part of phase one. The remaining spaces will need to be provided <br /> as part of phase three. The number of parking spaces was calculated based on the square <br /> footage of building "c", the proposed store building and building "a", the storage barn. The <br /> current number of employee parking spaces will satisfy the requirement of 0.67 spaces per <br /> employee. <br /> Upon review of"Attachment A", the Travl'n Toys, Inc.
