noted that several items on the list do not appear to meet the criteria to be placed in any of the <br /> three use types applied for by the applicant. The Community Development Department is <br /> requesting that the applicant provide clarification of how each item on the list fits into one of <br /> the three uses applied for within 30 days. After the revised list is submitted, the Community <br /> Development Department will determine whether the items on the list meet the criteria to be <br /> placed into any of the use types. If the issues raised by the Community Development <br /> Department are resolved and the Site Approval Application is approved the following <br /> conditions will apply: <br /> Site Approval Application No. was approved by the Community Development Department on <br /> . The effective date of approval is . This approval will expire on , which is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been issued and remain in force, and (3) all necessary <br /> permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other <br /> ordinance requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for the expansion of a facility originally approved for <br /> farm machinery sales and agricultural feed and grain sales facility. The proposed expansion <br /> will take place in three phases as shown on the Revised Plan dated December 18, 2001. <br /> Phase one will be completed in 18 months. Phase two will be completed in 36 months. <br /> Phase three will be completed in 48 months. (Use types: Agricultural Sales; feed and grain; <br /> Equipment Sales and Repair farm machinery sales; Nursery Sales and Services; wholesale <br /> nursery.) <br /> i) Add an additional five acres to the site for a total of 10 acres to expand the storage area <br /> and display area. <br /> ii) Phase one will consist of the following: <br /> (1) One canopy totaling approximately 1,650 square feet. <br /> (2) Building "A", a 5,000 square foot storage building. <br /> iii) Phase two will consist of the following: <br /> (1) An addition of 1,200 square feet to an existing shop. <br /> (2) One canopy totaling 2,000 square feet <br />
