TENTATIVE MAP: The final map shall substantially conform with the approved tentative map dated <br /> February 2, 2001. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (DevelopmentTitle Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of five(5)acres. (DevelopmentTitle Section 9-610.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Final Map: <br /> A. The entire length of the private right-of-way for Parcels 1-4 shall be constructed and <br /> maintained to the standards required by Section 10.207 of the Uniform Fire Code and <br /> b applicable San Joaquin County Improvement Standards. (Development Title Section 9- <br /> 1150.15[c]) <br /> d. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the final map for record. Please contact Fire Prevention at 209-468- <br /> 3380 to schedule an inspection of the completed road. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact Gabriel Karam,468-3000) <br /> a. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include a grading plan for <br /> each individual lot,if applicable. These improvement plans and specifications are subject to plan <br /> check and field inspection fees and must be approved by Public Works prior to approval of the Final <br /> Map. Dedication to result in a 42-foot-wide right-of-way from the centerline of Peltier Road to the property <br /> line shall be required and improved on the subdivided side to County standards for an 84-foot-wide <br /> right-of-way Minor Arterial.
