'MS-96-23 OF KING AND LYONS <br /> ----------------------------------------------------------------- <br /> This request is for a Minor Subdivision application to create 6 <br /> Limited Industrial lots and 6 Freeway Service Commercial lots on <br /> approximately 86 acres. This site is located in the Patterson Pass <br /> Business Park, on the west side of Patterson Pass Road, at the <br /> western terminus of Schulte Road, southwest of Tracy. <br /> The Community Development Department has reviewed this item and <br /> offers the following comments: <br /> Minor Subdivision Application No. "C was approved by the Community <br /> Development Department on "C. The effective date of approval is <br /> C. This tentative map approval will expire on "C, which is three <br /> (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and <br /> ordinance requirements shall be fulfilled prior to approval of the <br /> Parcel Map. Those Conditions followed by a Section Number have <br /> been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other <br /> ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler <br /> Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width <br /> regulations shall apply to this map: <br /> (1) Parcels 1 through 6 shall have a minimum lot width of 100 <br /> feet, measured at the front yard setback line. Parcels <br /> 7 through 12 shall have a minimum lot width of 50 feet, <br /> measured at the front yard setback line.
