All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All <br /> improvement plans and specifications shall include grading plan <br /> for each individual lot, if applicable . These improvement plans <br /> and specifications are subject to plan check, field inspection <br /> fees and must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel Map. <br /> (Development Title Section 9-910 . 2) <br /> 4 . If improvements referred to herein are not completed prior to the <br /> approval of the Parcel Map, the subdivider shall execute an <br /> agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one (1) year after filing the Parcel Map . <br /> (Development Title Section 9-1100 .3) <br /> 5 . Road "A" shall be named, dedicated and improved to County <br /> Standards for an 84 and 100-foot right-of-way industrial street <br /> and Roads "B" and "C'" shall be named, dedicated and improved to <br /> County Standards for an 84-foot right-of-way industrial street . <br /> (Development Title Sections 9-857 .4, 9-1150 . 2 and 9-1150 . 5) . <br /> 6 . Dedication to result in a 62-foot wide right-of-way from the <br /> ultimate centerline of Patterson Pass Road to the property line <br /> shall be required and improved on the subdivided side to County <br /> Standards and conform to the existing structural section. <br /> (Development Title Section 9-1150 . 5 (b) ) <br /> 7 . A community detention pond/terminal drainage system shall be <br /> provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. Hydrologic and hydraulic <br /> analyses shall demonstrate that all property, both downstream and <br /> upstream of the discharge, will not be subject to a higher flood <br /> level as a result of the proposed drainage . <br /> (Development Title Section 9-1135 . 2) <br /> 8 . The project shall be served by a public water system conforming <br /> to the requirements of the San Joaquin County Public Health <br /> Services Environmental Services Division, the Department of <br /> Public Works and the City of Tracy. The system shall provide <br /> adequate domestic and fire water supply in conformance to the <br /> requirements of the County Fire Warden and the local Fire <br /> District . <br /> (Development Title Section 9-1120 . 2) <br />
