PEARSON ROAD (APN 059-190-04) (PA-0500871) (GP) (PRE-APPLICATION) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Upon development, the owner/developer should dedicate right of way as needed to <br /> provide a 60' roadway section (30' half-section)and install full frontage improvements on <br /> Pearson Road, within the limits of the site, including, but not limited to, curb, gutter, <br /> sidewalk, driveway installation, pavement widening and street lighting. Said <br /> improvements should be installed prior to occupancy of any buildings/structures on this <br /> site. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a recorded Deferred <br /> Improvement Agreement whereby the owner/developer agrees to install the required <br /> improvements at such time as it is practical. <br /> 2. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
