PA-1000270 OF NOV NHORN (CIO <br /> ANTHONY ACEVEDO) (APN: 059-170-14; ADDRESS: 11335 PEARSON <br /> DRIVE, LODI) <br /> This project is a Use Permit application for a neighborhood religious assembly facility with a <br /> maximum attendance of 187 people. The project includes the conversion of an existing 1,688 <br /> square foot building to be used as an assembly hall building, the construction of a new 4,300. <br /> square foot religious facility, and an existing 2,408 square foot residence to be used by the <br /> caretaker. Services will be held on Sundays from 9 am to 11 am. The General Plan designation <br /> is AIG (General Agriculture) and the zoning is AG-40 (General Agriculture, 40-acre minimum). <br /> The project is located on west'side of Pearson Road; 500 feet south of Morse Road, north of <br /> Stockton. <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: a <br /> tR <br /> Council of Governments <br /> San Joaquin County is a'signatory to the San Joaquin County Multi-Species Habitat Conservation <br /> and Open Space Plan (SJMSCP). Participation in the SJMSCP satisfies requirements of both the <br /> state and federal endangered species acts, and ensures that the impacts are mitigated below a level <br /> of significance in compliance with the:California Environmental Quality Act (CEQA). Although <br /> participation in the SJMSCP is voluntary, if applicants choose against participating in the SJMSCP, <br /> they will be required to provide alternative mitigation in an amount and kind equal to that provided in <br /> the SJMSCP. <br /> This project is subject to the SJMSCP and is located within the unmapped land use area. Per <br /> requirements of the SJMSCP, unmapped projects are subject to case-by-case review. This can be a <br /> 90 day process and it is recommended that the project applicant contact SJMSCP staff as early as <br /> possible.
