Peltier Road, 1Wff Q Jlt WTe1*4 10501 W. Peltier Road <br /> and 23850 N. Blossom Road, Thornton, California. 'of*q *slsts of four parcels APN <br /> 011-040-02, APN 011-040-03, APN 011-040-05 and APN 011-040-06. The total property size <br /> for all four parcels is 425.64 acres. <br /> According to the San Joaquin County Community Development Department web site,' the <br /> subject property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. <br /> This zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs <br /> of the subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> According to the tentative parcel map provided by Baumbach & Piazza, the property is proposed <br /> to be divided into eight parcels and a designated remainder. The tentative map is attached to <br /> this report in Appendix E. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for NOA's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the subject property dated 1940, 1952, 1963, and 1975 were <br /> reviewed at the San Joaquin County Surveyor's Office in Stockton, California.2 One additional <br /> photo, dated 1993, was obtained from Microsoft Terraserver.3 <br /> In the 1940 photo, the property appears to be used for agricultural purposes. Canals are <br /> apparent in the photo. A diagonal canal cuts through the center portion of the property. <br /> Structures are evident near the southwest portion of the property. Another structure is located <br /> near the northeast corner of the property at the end of the diagonal canal. A structure and <br /> orchard are apparent on the adjacent property located at the center of the photograph. The <br /> property is bordered by Beaver Slough to the north; agriculture land to the east; Peltier Road <br /> and agricultural land to the south and Blossom (Libby) Road to the west as well as a canal. <br /> In the 1952 photo, the property appears similar to the previous photo with a few exceptions. <br /> Only one structure is apparent in this photo versus the 1940 photo.
