Soil Suitability Study 3
installing a 100 ' long leach line and a 10 ' X 16 ' X 2 ' drainage
reservoir (sump) . The remaining permit was for installing a septic
tank, a 120 ' long leach line and three (3 ) pits , 42" in diameter
and 25 ' deep.
These septic systems were installed between April 7 , 1970 and
October 27 , 1989 .
There were five (5) soil types recorded in the eleven ( 11 )
permits reviewed. Five (5) of the permits listed the soil as sandy
loam. Three (3) of the permits listed the soil as hardpan. Two (2)
of the permits listed the soil as clay loam. The remaining permit
listed the soil as sand and clay. Even though this test report
shows the soil on the subject property to be free draining, the
permits reviewed above indicate the soils in this general area
present problems in maintaining an adequate septic system over a
long period of time.
Existing Land Use :
There are two (2) homesites and a garage situate on Parcel No.
2 situate at the locations shown on the attached "Tentative Parcel
Map" . The access to the homes and garage is off East Peltier Road
on the south end of the subject property. The rest of the land
abuts on East Peltier Road and surrounds the homesites and garage
to the east , north and west and is devoted to the agricultural
pursuit of raising grapes .
Soil Profile Test :
The Soil Profile Test Hole was excavated to a maximum depth of
eight ( 8) feet below the ground surface and no water was
encountered in excavating to this depth. Additional excavation of
the Soil Profile Hole to the usual ten ( 10) feet depth was
impracticable and not performed for the additional two (2) feet at
this location because of the excavation difficulty with hand tools
and the locale this project is situate in. Excavation of the Soil
Profile Test Hole for the Soil Profile investigation was performed
on Parcel No. 2 at the location shown on the attached "Tentative
Parcel Map" .
The San Joaquin County Flood Control And Water Conservation
Map entitled "Lines Of Equal Depth To Water Wells" dated Fall 1990
shows the water to be in excess of 110 feet below the ground
surface. Since no water was encountered in excavating to the 8-foot
depth, there will be at least a three (3) foot separation between
the bottom of a leach trench and perched water , and the San Joaquin
County Flood Control And Water Conservation Map data indicates that
there will be at least a five f5) foot separation between the
bottom of a seepage pit and the static groundwater table.
Michael and Elizabeth Tax MS-92-190 , Parcel Nos . 1 & 2
