CONDITIONS OF APPROVAL <br /> PA-02-618 <br /> Griffith <br /> Minor Subdivision Application No. PA-02-618 was approved by the San Joaquin County Community <br /> Development Department on January 28, 2003. The effective date of approval is February 7, 2003. <br /> This tentative map approval will expire on February 6, 2006, which is three years from the effective <br /> date of approval, unless (1) all Conditions of Approval have been complied with and (2)a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated December 6, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of two hundred (200) feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of five (5) gross acres. (Development Title Section 9- <br /> 610.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 50-foot wide private easement for access to Parcels One, Two, Three and Four shall <br /> be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The access easement shall provide for a minimum 150-foot centerline curve radius. <br /> (3) For dead end roads, access easements shall provide for turnouts spaced at a maximum of <br /> 1320-foot intervals. (Uniform Fire Code Section 10.207) <br /> (4) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. At the time of development of the parcel, the entire length of the private right-of-way for <br /> Parcels One, Two, Three, and Four shall be constructed and maintained to the standards <br /> required by Section 10.207 of the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15(c]) <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan.
