PARCEL DATA: <br /> APN 007-370-14 Size 40 Acres. The south '/z of this 40 acre parcel was subdivided by MS 99- <br /> 14. SR0026351 (Soil Suitability study) was approved August 13, 2001 by EHD. No <br /> Surface/Subsurface Contamination Report was required. Currently the north `/z(20 acres) is to be <br /> subdivided into 4 lots. (5 acres each). An access road is under construction to serve all parcels. <br /> DEVELOPMENT HISTORY <br /> An application to subdivide the south '/2 (20 ac.) of the 40 acre parcel began in 1999. The minor <br /> sub number was MS-99-14. A copy of the Tentative Map is included and shows proposed access <br /> to the four parcels and to the north 20 acres_ The subdivision map was approved. The Soil <br /> Suitability Study was completed for the south 4 lots. The Service Request Number was# <br /> 0026351 and was signed/approved August 13, 2001. The parcel and <br /> surrounding land area can be identified as agriculture use. No manufacturing or industrial. <br /> operations, other than agricultural, are located in the proximity of the site.The irrigated grape <br /> vines on the 40 acre parcel were removed more than 5 years ago. The area is drained by Gill <br /> Creek. Residential development has occurred in the area and less agricultural production is <br /> evident at present. An irrigation well and domestic well existed on the south '/2 at the SE corner of <br /> the parcel. A residence also existed and was destroyed by fire. The former residence shows on <br /> the topographic map,near the Colony Substation. After the land was cleared of grape vines it <br /> remained dormant. <br /> SOIL DESCRIPTION <br /> The USDA,Soil Conservation Service has published the Soil Survey of San Joaquin County. The <br /> site is identified as either Acampo sandy loam or Bruella sandy loam. Hardpan is found in this <br /> type of soil. Permeability is considered slow. The percolation tests were conducted on each of the <br /> lots on the south %2 of the 40 acre parcel. All percolation tests passed. The proposed subdivision <br /> of the north 20 acres will require on site septic systems. The 5 acre lots are of adequate size to <br /> accomodate the required leach field areas_ <br /> RECORDS SEARCH <br />
