I <br /> COMMENTS ON DEVELOPMENTS <br /> MS-94-30 <br /> IN THE EVENT THE PROJECT IS APPROVED, THE FOLLOWING CONDITIONS ARE <br /> RECOMMENDED. <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9--910.20) <br /> 3 . Dedication to result in a 25-Foot wide right-of-way along the <br /> northerly property line of Parcels 1 and 2 . <br /> (Development Title Section 9-1.150. 2) <br /> 4 . The frontage improvements for the future right-of-way to be <br /> offered for dedication in Condition No. 3 above shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $115. 00. ) (Development Title Section 9-1100. 3) <br /> 5. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $1, 651. 00 per single family . dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Resolutions R-90--304 , R-91-1.025, R-93-167 and R-94-179) <br /> 6.
