PA-1200200 OF M2 WINERY (C/O <br /> DELTA BUILDINGS, INC.)(APN: 013-150-31)(2900 EAST PELTIER ROAD, <br /> ACAMPO) <br /> This project is a Site Approval application for a small winery to be built in three phases over a <br /> ten year period with thirty marketing events per year with a maximum attendance of 150 people <br /> per marketing event. (Use Type: Wineries and Wine Cellars—Winery, Small) Phase One includes <br /> the construction of an 800 square foot crush pad and a 9,550 square foot multipurpose winery <br /> building to include a tasting room, office, lab, case, tank and barrel storage. Phase Two <br /> includes the construction of a 7,500 square foot production building. Phase Three includes the <br /> construction of a 7,500 square foot production building. <br /> The winery will employ a maximum of five employees. The wine tasting room will be open <br /> Wednesdays through Mondays from 11:00 a.m. to 5:00 p.m. The marketing events will operate <br /> from 10:00 a.m. to 10:00 p.m. <br /> The project site is located on the south side of Peltier Road, 3,470 feet east of Lower Sacramento <br /> Road, north of Lodi. <br /> The project has a General Plan designation of General Agriculture (A/G) and is zoned General <br /> Agriculture, 40-acre minimum lot size (AG-40). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Site Plan <br /> The site plan depicts an indoor and outdoor eating area. Please provide more information <br /> regarding what these areas consist of. If a commercial kitchen is proposed, food preparation <br /> facilities are to be used only for marketing events or specials events pursuant to Development <br /> Title Section 9-1075.5(m)(5). <br /> 1 <br />
