c. PHASING: Phasing is approved for a period of five years. Building permits for Phase One shall be <br /> submitted within 18 months of the approval date, and all other required building permit applications <br /> for the approved uses shall be submitted within five years of the effective date of approval for this <br /> application. <br /> d. TRUCK SCALE: The proposed truck scale shall be utilized for the sole purpose of weighing trucks <br /> associated with the approved facility. A public scale is not permitted. <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> f. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties.(Development Title Section 9-1015.5) <br /> (2) A minimum of 19 parking spaces shall be provided, including one van accessible space (2.5 <br /> spaces are required for every 1,000 feet of building area). (Development Title Section 9-1015.3) <br /> h. LOADING: Two loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet_ On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is tc be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-(10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Kennefick Road, shall be installed across the frontage of the project site. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Four trees <br /> shall be planted and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.5) <br /> Conditions of Approval -2 - UP-00-12 <br />
