PHASE ONE WILL <br /> ALLOW FOR PROCESSING 1,000 TONS OF GRAPES, AND <br /> CONSTRUCTING A 6,000 SQUARE FOOT BUILDING FOR STORAGE <br /> AND PROCESSING, A 750 SQUARE FOOT TASTING ROOM AND A <br /> 10,000 SQUARE FOOT TANK FARM ROOF COVER. APN:017-150-02 <br /> INFORMATION.- <br /> The <br /> NFORMATION:The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Peltier Road has an existing right-of-way width of 40 feet and a planned right-of-way width <br /> of 84 feet. Kennefick Road has an existing right-of-way width of 40 feet and a planned <br /> right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a forty-two (42) foot wide right-of-way from the centerline of Peltier Road to the <br /> property across the parcel's frontage.
