PA-1100124 OF MICHAEL AND <br /> DEBRA GREEN (CIO WMB ARCHITECTS)(APN: 005-260-45) <br /> (ADDRESS: 6535 EAST PELTIER ROAD, ACAMPO) <br /> The applicant has submitted the above referenced Site Approval application to convert <br /> an existing 1,371 square foot detached garage building into a small winery with a maximum <br /> production of 36,000 gallons of wine per year. The building will include a 200 square foot <br /> wine tasting area. (Use Type: Winery and Wine Cellars-Winery, Small) <br /> The project site is located on the north side of Peltier Road, 1,500 east of Kennefick Road, <br /> north of Lodi. <br /> The General Plan designation is General Agriculture (AIG)and Resource Conservation <br /> (OS/RC)and the zoning is General Agriculture, 40 acre minimum (AG-40).' <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Marketing Events <br /> At this time, the applicant is not proposing any marketing events. If'the applicant decides <br /> to propose marketing events in the future, then the applicant would need to apply for a <br /> Revision of Approved Actions application and submit a Marketing Plan. <br /> r <br /> Parking <br /> Development Title Section 9-1015.3 requires 2.5 parking spaces per 1,000 square feet <br /> of building for the Winery and Wine Cellars-Winery, Small use type. Asa result, a total <br /> of 4 parking spaces will be required, including one accessible space, which shall be van <br /> accessible. The applicant is proposing to provide a total of 4 parking spaces which <br /> meets the minimum number of parking spaces required. Additionally, the applicant is <br /> proposing a chip seal surface material for the driveway and parking spaces, which <br /> complies with Development Title Section 9-1075.5 that states parking surfacing <br /> requirement for small wineries shall be chip seal or an alternative surfacing material. <br /> 1 <br />
