r <br /> b. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application for each phase of the project. All vehicular parking related to applicant's proposed development shall be onsite at all times. <br /> Parking in the County right-of-way for all winery related events shall be prohibited. It is the <br /> responsibility of applicant to monitor Peltier Road to ensure compliance with this requirement. <br /> d. A copy of the Final Site Plan shall be submitted prior to release of building permit for each <br /> phase of the project. <br /> e. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six (6) foot high chain link <br /> fence or equal when the maximum design depth is 18 inches or more. Required retention <br /> basin capacity shall be calculated and submitted along with a drainage plan for review and <br /> approval, prior to release of building permit. The proposed development shall follow the practices of the County "Small Site Storm Water <br /> Management Plan"for each construction phase of the project. <br /> g. Signage shall be installed at the western driveway indicating EXIT ONLY. Signage shall be per <br /> MUTCD_ standards._and shall be installed in order to_be visible from Peltier Road prior to <br /> approval of the improvement plan. <br /> h. Install lighting at the main driveway outside of the County right-of-way prior.to the approval of <br /> the improvement plan. <br /> i. It is the responsibility of the applicant to monitor the vegetation along the property frontage to <br /> ensure adequate sight distance is maintained. <br /> Informational Notes: <br /> A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building Division of <br /> the Community Development Department prior to issuance of the building permit. Contact the Solid <br /> Waste Division (468-3066) for information. <br /> This property is subject to the requirements of San Joaquin County Mosquito & Vector Control <br /> District (209-982-4675) and the California Health and Safety Code for the prevention of mosquitoes. <br /> Best Management Practices (BMP) guidelines for stormwater devices, ponds and wetlands are <br /> available. <br /> 3. An addendum to the soil suitability/nitrate loading study dated September 30, 2007 addressing <br /> the increased marketing events and number of attendees shall be submitted to the <br /> Environmental Health Department, indicating that the area is suitable for septic system usage. <br /> The studies must be approved by the Environmental Health Department prior to issuance of <br /> building permit(s). (San Joaquin County Development Title, Section 9-1105.2(d)). A review <br /> fee of$650 must be paid at time of submittal to the Environmental Health Department. <br /> b. The sewage disposal system shall comply with the onsite sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of <br /> septic tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal <br /> system is required for each parcel.
