Item No. 4 <br /> PC: 10-22-92 <br /> MS-92-188 <br /> Page 4 <br /> CONDITIONS OF APPROVAL <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a Parcel 2 shall be 10 acres. (Section 9-4010.2[c][11) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The owner shall execute an Irrevocable Offer to Dedicate a 25-foot-wide right-of-way along <br /> the easterly property line of APN 007-050-35. A $200.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication. (Development Title <br /> Section 9-860.4) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $3,002.00 per single-family dwelling unit in the Lodi area.. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> d. The frontage improvements for the right-of-way to be offered for dedication in Condition <br /> (b) above shall be constructed in conformance with the standards for one-half of a 50- <br /> foot-wide right-of-way rural road. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs prior to approval of the Parcel <br /> Map. A $250.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed, legal descriptions of Parcels 1 and 2, and <br /> an estimate. The estimate and legal descriptions shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to Public Works for approval. As an option, Public Works will <br /> prepare the drawing with estimate for an additional fee of $100.00. (Development Title <br /> Section 9-1100.3) <br /> e. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> f. Any driveway or access road that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of Uniform Fire Code Section <br /> 10.207, San Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Liberty Fire District <br /> prior to issuance of the building permits. (Development Title Section 9-1145.5) <br /> g. Requirements for construction of the improvements shall be noticed by a statement on <br /> the Parcel Map. (Subdivision Map Act Section 66411.1) <br />
