CONDITIONS OF APPROVAL <br /> MS-92-0191 <br /> JOHN J. OWENS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES: <br /> a. The minimum width of Parcel 2 shall be one hundred (100) <br /> feet (Section 9-4010. 1 {b} of the Planning Title) . Lot <br /> widths shall be shown on the Parcel Map. <br /> b. Parcel 2 shall contain two (2) acres net after dedication <br /> of right-of-way. Lot sizes shall be shown on the Parcel <br /> Map. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Planning Title Section 9-9112) <br /> b. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (25) wide right-of-way along the <br /> westerly property line of APN 007-050-14 . (A $200. 00 fee <br /> currently is required for processing per Development <br /> Title Table 9-240. 2 in addition to a copy of the Grant <br /> Deed and a legal description of the parcel to be offered <br /> for dedication. ) (Planning Title Section 9-9430) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br />
