CONDITIONS OF APPROVAL -2- <br /> MS-92-0191 <br /> d. Dedication to result in a 42-foot wide right-of-way from <br /> the centerline of Peltier Road to the property line shall <br /> be required across the frontage of Parcel 2 . <br /> (Planning Title Section 9-9430, 9-9431) <br /> e. The frontage improvements for Peltier Road across Parcel <br /> 2 shall be constructed in conformance with the standards <br /> for one-half of a n 84-foot right-of-way rural arterial <br /> road. The frontage improvements for the right-of-way to <br /> be offered for dedication in Recommendation No. 2 above <br /> shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant <br /> Deed, legal description of Parcels 1 & 2 and an estimate. <br /> The estimate and legal descriptions shall be prepared by <br /> a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public <br /> Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00. ) <br /> (Planning Title Section 9-9430, 9-9431) <br /> f. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> g. All driveway or access road that exceeds 150 feet in <br /> length from any public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10. 207 , San Joaquin County Standards F-la, F-lb, <br /> & F-lc and the Liberty Fire District prior to issuance of <br /> the building permit. <br /> h. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> i. Location of Gill Creek shall be shown on the Parcel Map. <br />
